Anticipated Timescale

A straightforward freehold purchase or sale typically completes within 12–20 weeks from offer acceptance. Timescales can shorten or lengthen owing to factors such as the length of any chain, mortgage lender requirements, or delays in searches and enquiries.

What We Do Not  Do

We do not provide tax advice. Where specialist input is required—particularly on SDLT reliefs or complex dwelling rules—we will be pleased to refer you to a trusted tax adviser.

Circumstances That May Increase Cost

We will always notify you promptly—and provide a clear estimate—if additional work is needed. Common examples include:

  • Purchase of a buy-to-let, holiday home or other non-principal residence
  • Concurrent ownership of three or more properties
  • Defective or part-unregistered legal title
  • Missing planning consent or building-regulations approval
  • Late delivery of documentation we have requested
  • New-build or newly converted property
  • Compressed timescales (exchange or completion required within six weeks of instruction)

Leasehold Properties
Where the property is leasehold, additional fees may apply, often set by the freeholder or managing agent. These may include Notice of Assignment fees, Deed of Covenant fees, and Management Pack costs. We will confirm these as soon as they are disclosed to us.

Key Milestones in a Typical Transaction

  1. Initial Instruction – take your details, verify ID and issue client-care paperwork
  2. Funding Check – confirm monies and, if applicable, liaise with your lender’s solicitors
  3. Contract Pack Review – receive and examine draft contract, title and protocol forms
  4. Searches & Enquiries – commission searches; raise any additional enquiries with the seller
  5. Report to You – provide a written report on title, search results and mortgage conditions
  6. Signing – send final contract and transfer for your signature; advise on joint ownership options
  7. Pre-Completion – carry out priority searches and agree a completion date
  8. Exchange of Contracts – secure the transaction and notify all parties
  9. Completion – transmit funds, receive keys and hand you legal ownership
  10. Post-Completion – pay any SDLT/LTT, lodge the application at HM Land Registry and forward the updated title to you and your lender
